False Ceiling Price in Kolkata (2026): Rates, Real Examples and What Pushes the Bill Up

If you’ve been collecting quotes and wondering what a fair false ceiling price in Kolkata looks like, here’s the short answer. A plain gypsum ceiling usually costs ₹85 to ₹130 per sq ft, installed. POP comes in a little cheaper, PVC sits somewhere between ₹90 and ₹180, and a wooden ceiling can cross ₹800 per sq ft once veneer gets involved.

The longer answer matters more, though. Two flats on the same floor of the same building can get quotes ₹40,000 apart for what looks like an identical ceiling. The difference is rarely the board. It’s the design, the lights, the electrical work hidden above it, and whether anyone bothered to check the slab for seepage before closing it up.

Our designers at Espace n Design plan ceilings for flats across South Kolkata, Salt Lake and New Town, so the ranges below reflect what Kolkata contractors are actually charging in 2026, not a national average.

False Ceiling Price in Kolkata per Sq Ft (2026)

These are indicative installed rates for a single-level design, covering the framework, boards and labour. GST, light fittings and final painting are usually billed on top.

Material
Typical rate (₹ per sq ft)
Best suited to
Gypsum board
85 – 130
Living rooms, bedrooms, most flats
POP (plaster of Paris)
70 – 120
Curved or carved designs, tighter budgets
PVC panels
90 – 180
Bathrooms, balconies, utility areas
Grid / mineral fibre tiles
70 – 120
Offices, shops, clinics
Wooden (ply + laminate)
500 – 850
Feature panels and accent strips
Wooden (veneer finish)
800 – 1,300
Statement ceilings in large living rooms
Metal / aluminium
150 – 300
Kitchens and commercial spaces

Treat these as starting points, not promises. A quote that falls well below the bottom of a range usually means thinner boards, a lighter channel section, or painting quietly left out. Ask which one it is before you sign.

Which Material Makes Sense in Which Room

Gypsum: the default, for good reason

Most of the ceilings we design in Kolkata flats are gypsum. Boards from brands like Saint-Gobain Gyproc are factory-made, so the surface comes out flat and consistent, and the work moves quickly. A 150 sq ft bedroom is normally framed and boarded in two or three days. Its weak point is water. A standard gypsum board that gets soaked by an upstairs leak will sag, and at that point you’re replacing it, not patching it.

POP: cheaper, slower, more flexible

POP is mixed and shaped on site, which makes it handy for curves, domes and carved borders. It also takes longer, creates far more mess, and depends heavily on the skill of the person holding the trowel. In older buildings where the slab moves a little through the seasons, hairline cracks along POP joints are more common than with gypsum.

PVC: for bathrooms, not bedrooms

PVC doesn’t mind moisture, so it belongs in bathrooms and covered balconies. Put it in a bedroom and it tends to look like, well, a bathroom ceiling. We’d skip it there.

Wood and metal

Wall-to-wall wooden ceilings are rare in apartments now. The smarter move is a gypsum ceiling with one wooden panel over the dining table or above the TV wall. You get the warmth without paying ₹1,000 a sq ft across the whole room. Metal and grid ceilings show up mainly in offices, clinics and shops, where easy access to wiring and AC ducts matters more than looks.

What Really Decides the Cost of Installing False Ceiling

The per sq ft rate is just one line on the quote. These are the items that actually move the total:

  • A flat ceiling is the cheapest option. A peripheral (border) design with a cove for hidden lighting adds roughly ₹20 to ₹60 per sq ft, and multi-level designs go higher still.
  • How the area is measured. Some contractors charge for the full room. Others measure only the boarded area and add a running-foot charge for edges and coves, so compare like with like.
  • Lighting, which is almost always billed separately. Eight downlights plus a cove strip can add ₹8,000 to ₹15,000 to a living room depending on the brands you choose.
  • Electrical points, conduit and switch changes above the ceiling.
  • Painting: primer, putty and two coats, often ₹15 to ₹25 per sq ft if it isn’t in the quote.
  • Height and access. Double-height spaces, staircases and duplexes need scaffolding, and that means extra labour days.

Then there’s GST. Registered contractors add 18% on the invoice, so a ₹50,000 quote “plus GST” turns into ₹59,000. A small detail that catches people out every single time.

A Worked Example: The Living Room of a 2 BHK

Take a typical 12 ft by 15 ft living room in a New Town flat, roughly 180 sq ft. The owner wants a gypsum ceiling with a peripheral cove and a ring of downlights. Here’s how the bill usually breaks down:

Item
Calculation
Approx. cost
Gypsum ceiling
180 sq ft × ₹110
₹19,800
Cove detailing
180 sq ft × ₹40
₹7,200
Downlights
8 × ₹450
₹3,600
LED cove strip
40 running ft × ₹120
₹4,800
Painting
180 sq ft × ₹20
₹3,600
Total (before GST)
₹39,000

Notice that the board itself is only about half the bill. That’s normal, and it explains why two quotes with the same per sq ft rate can still end up miles apart.

False Ceiling Installation Cost for a Whole Flat

Very few people do every room. The usual pattern is the living and dining area plus the bedrooms, with the kitchen and bathrooms either left alone or finished in PVC or grid tiles. For gypsum with simple cove lighting, rough totals look like this:

Flat type
Rooms usually done
Approx. ceiling area
Indicative total
1 BHK
Living + bedroom
250 – 320 sq ft
₹30,000 – ₹55,000
2 BHK
Living/dining + 2 bedrooms
450 – 600 sq ft
₹55,000 – ₹1,00,000
3 BHK
Living/dining + 3 bedrooms
650 – 900 sq ft
₹80,000 – ₹1,50,000

These figures include lights and painting but not GST. If the ceiling is part of a bigger project with wardrobes, a kitchen and wall finishes, plan it all together. Ceiling decisions affect where lights, curtain tracks and AC units go, which is why our Interior Cost Estimation in Kolkata looks at the whole flat rather than one item at a time.

Kolkata Problems We Check Before a Ceiling Goes Up

National price guides skip this part. The city’s weather and its mix of old and new buildings throw up a few issues you should sort out first.

Seepage stain on ceiling before false ceiling work

Seepage comes first

Top-floor flats and older buildings in areas like Behala, Jadavpur and parts of North Kolkata often get slab seepage during the monsoon. Close that under a gypsum ceiling and you won’t see the damp until the board starts staining or sagging, usually around August. We ask clients to get seepage treated first and, where possible, to let one monsoon pass before the ceiling is boarded.

Ceiling height

Many newer Kolkata flats have a clear height of about 9 ft to 9 ft 6 in. A false ceiling takes 4 to 6 inches off that. In a 9 ft room, a full drop ceiling can feel low, so a peripheral design that keeps the centre at slab height is usually the better call. Old houses with 11 or 12 ft ceilings have the opposite problem. There’s plenty of room to play, but the framework needs longer hangers.

Fans and ACs

A ceiling fan should never hang from gypsum. It needs a down rod anchored to the concrete slab, and that has to be planned before the boards go up. Mark split AC pipe routes and future AC positions at the same time, because cutting into a finished ceiling later costs more than doing it properly once.

Timing around Puja

Site labour gets thin in the weeks around Durga Puja. If you want your ceilings finished before the festive season, aim to start by early August.

How to Spend Less Without Ending Up With a Cracked Ceiling

Save on design, never on material. A clean peripheral ceiling built with good gypsum and proper channels will outlast an elaborate one built on a cheap framework. A few practical ways to keep the number down:

Simple border false ceiling design for a bedroom

  • Only do ceilings in rooms where the lighting actually needs one, usually the living room and master bedroom.
  • Pick one feature element, such as a wooden panel or a cove, instead of stacking three.
  • Agree upfront who buys the lights. Sourcing them yourself can save money, but only if the cut-outs are planned to match.
  • Book the ceiling and electrical work together so nobody has to cut open fresh boards for a missed switch.

And don’t accept a quote that won’t name the board brand, the channel thickness, and whether painting is included. That vagueness is exactly where the shortcuts hide.

Frequently Asked Questions

How much does a false ceiling cost per sq ft in Kolkata?

For gypsum, roughly ₹85 to ₹130 per sq ft installed. POP costs a little less, PVC ranges from ₹90 to ₹180, and wooden ceilings start at about ₹500.

POP or gypsum, which is better for a Kolkata flat?

Gypsum, for most homes. It’s faster, cleaner and less likely to crack. POP is worth it only when you want curves or carved detailing that boards can’t easily handle.

What is the false ceiling installation cost for a 10×10 room?

Around ₹8,500 to ₹13,000 for plain gypsum over 100 sq ft. Add a cove, four to six downlights and painting, and most people end up between ₹15,000 and ₹22,000 before GST.

Does a false ceiling keep the room cooler?

A little. The air gap above the boards adds some insulation, and top-floor flats notice it most in April and May. It won’t replace an AC, but it can help the AC work less hard.

How long does installation take?

Two to three days for a single room. A full 2 BHK, including painting, usually takes seven to ten working days.

Get a Ceiling Quote That’s Properly Itemised

When you compare quotes, ask every contractor for the same four details: the board brand, the channel specification, how the area is measured, and what’s excluded. That alone will tell you which quote is genuinely cheaper and which one is simply incomplete.
